There was one clearcut winner for the highest sales price in April. This residence was also the highest new listing for the same month, the highest price per square foot, the second highest list to sales ratio, and the highest priced condo sale for all time in the region. Unit #PH1 at the new Amaris luxury high-rise in the Southwest Waterfront is part of The Wharf, the District’s most exciting new destination place. The penthouse with four beds, five full baths, two powder rooms, and a huge private terrace, has 5,790 sq. feet of living space, and curved window walls on three sides offering amazing views of the Washington Channel and the Potomac River. After listing for $12,500,000, the apartment sold for $12,762,000, equaling 102.10 percent of asking and $2,204.15 per square foot. Second place goes to Unit #214 at Lofts 14 in Logan Circle. The super-hip three-bedroom developer’s unit with two baths and 2,000 square feet of living space also has a 2,000 square foot private terrace with its own swimming pool! The two-level city home sold for $2,195,000. It also had the third highest price per square foot at $1,097.50.

Unit #4D at the Ritz-Carlton West End had the third highest sales price at $1,650,000 as well as the fifth highest price per square foot at $924.37. The 1,785 sq. ft. apartment with two bedrooms and 2.5 baths was designed by Victor Shargai. Coming in fourth in the highest sales category and sixth in the price per sq. ft. was Unit #1603 at Turnberry Tower in Rosslyn. The two-bedroom, 2.5-bath apartment with 1,803 square feet of space, a private elevator and two sweeping balconies sold for $1,635,000 ($906.82).

Unit #1580 at the new Pierce full service condominium in Rosslyn nabs fifth place at $1,580,000. The two-bedroom, two-bath luxury flat with 1,953 square feet of living space also has a bonus den and direct elevator access. Our final honoree is Unit #904 at the exclusive Somerset House within Chevy Chase’s gated Parc Somerset community. The two-bedroom, 2.5-bath apartment with a spacious 2,081 square foot layout and an extended private terrace closed at $1,450,000.
