Market Leaders | Highest Prices Per Square Foot | April 2023

Unit #PH1 at Amaris in the Southwest Waterfront tops the charts in the price per square foot category in April. The 5,790 square foot penthouse with fabulous views of the Washington Channel and Potomac River from its giant window walls and outdoor deck, sold for a record-breaking $12,762,000, equaling $2,204.15 per square foot. The four bedroom residence also nabbed the highest sales price for the month and the second highest list to sales ratio. Amaris is a new luxury tower at The Wharf just steps from boat slips and restaurants. Second place goes to another new condominium at The Wharf. Unit #1104 at VIO has two bedrooms, two baths, and 1,130 sq. ft. of interior space. It sold for $1,253,500, or $1,109.29 per square foot. The apartment has white Porcelanosa tile flooring, a glossy white kitchen, a unique rippled back-lit plaster wall in the living area, and a private terrace overlooking the docks.

Unit #214 at Lofts 14 in Logan Circle grabs third place in the size sweepstakes as well as second place in the highest sales price category. The two-level loft residence with 2,000 square feet of living space sold for $2,195,000, translating to $1,097.50. This unique condo was built for the building’s developer and doubles its size with a 2,000 square foot terrace. It even has its own private swimming pool. Unit #816 at Union Row in the U Street Corridor earns fourth place, selling for $1,100,000 or $948.28 per square foot. The two-bedroom, two-bath condo with 1,160 sq. ft. of living space also has a 1,500 square foot terrace with cityscape views.

Fifth place goes to Unit #4D at the Ritz-Carlton West End. The two-bedroom, 2.5-bath apartment with 1,785 square feet of living space was designed by Victor Shargai with lovely wood paneled walls. It was also the third highest sale for the month at $1,650,000, or $924.37 per square foot. Finishing up this impressive list is Unit #1603 at Turnberry Tower in Arlington’s Rosslyn neighborhood. The two-bedroom, 2.5-bath apartment with 1,803 sq. ft. of interior space had the fourth highest sales price and the sixth highest price per square foot, closing at $1,635,000 or $906.82 per square foot.
