Topping the highest list price to sales ratio category in April is Unit #31 at Rainbow Lofts in Logan Circle. The one-bedroom, one-bath residence with 788 square feet of living space listed for $635,000 and was bid up to $650,000, representing 102.36 percent of asking. The condo with its soaring ceilings, giant windows, and exposed brick walls, is part of a former auto body and paint warehouse. Second place goes to Unit #PH1 at Amaris in the Southwest Waterfront neighborhood. The stunning four-bedroom penthouse with five full and two half baths, and 5,790 square feet of living space, listed for $12,500,000 before selling for $12,762,000, translating to 102.10 percent of the original price. It was also the highest sales price for the month as well as the highest price per square foot at $2,204.15.

On the other side of the river, Unit #524 at Atrium in the Rosslyn waterfront neighborhood takes third place with its $750,000 closing representing 102.04 percent of its $735,000 asking price. Features of the two-level apartment include two bedrooms, two baths, 1,230 square feet of renovated living space, and a big private balcony. Placing fourth is Unit #1 at the Chinese Embassy in Adams Morgan. The one-bedroom, 1.5-bath condo with 977 sq. ft. of space and 12-foot ceilings in the grand living room with its wood burning fireplace, sold for $690,000 or 101.47 percent of its original list price of $680,000. The sale is also notable for being the first at the historic former embassy since August 23, 2021.

Fifth place goes to Unit #429 at The Lafayette in Penn Quarter. The 810 square foot modern flat with one bedroom, one bath, and an open floor plan, sold for $474,200 after being initially priced at $469,000 (101.11 percent). Closing this month’s chapter on the list to sales ratios is Unit #1509 at the new Verse condo tower in Tysons. The one-bedroom, one-bath condo with 774 square ft. of space sold for the full asking price of $650,000. Verse is part of the new mixed-use Boro Community in a rapidly evolving area as Tysons and next-door McLean each expand, blurring their common boundaries.
