Monarch is a brand new 20-story luxury tower in McLean, Virginia with 94 condo residences and resort-style amenities including full-service staff, a giant outdoor swimming pool, a state-of-the-art fitness center, yoga studio, rooftop terrace, The Crown penthouse club, ground level retail, and even a butterfly garden. Located within the new Arbor Row mixed-use development, Monarch was very recently completed, and its first slew of sales activity shows a remarkable eight closings in the month of June. Among that grouping is Unit #904, a two-bedroom, 2.5-bath flat that sold for its full asking price of $1,838,000. The building at 7887 Jones Branch Drive is in a rapidly expanding area as the Tysons and McLean neighborhoods come together.

Two buildings in the Rosslyn waterfront community had an impressive four sales each: Atrium and Turnberry Tower. Each of these luxury addresses earned additional recognition in the List to Sales Ratio category. Unit #125 with one bedroom and one bath at Atrium sold for $480,000 after listing for $475,000 (101.05 percent) while Unit #1204 at Turnberry Tower sold for the full asking price of $1,160,000. There were three buildings with three sales each: 1745 N in Dupont Circle, The Pennsylvania in the Penn Quarter community, and the iconic Watergate in Foggy Bottom. Unit #306 at 1745 N captured the month’s third highest list to sales price, with the two-bedroom, 1.5-bath modern flat listing for $659,000 before selling for $665,000 (100.91 percent).

There were no fewer than seven buildings with two closings each. This bountiful grouping includes 3303 Water Street in Georgetown, Gallery Place in Chinatown, City Vista in Mount Vernon Triangle, The Willison in Logan Circle, Union Row in the U Street Corridor, and The Pierce as well as Wooster & Mercer, each in Arlington’s Rosslyn neighborhood. Model #D5 on the sixth floor of the new construction Pierce building sold for $2,479,000 after just one day on market. The two-bedroom, 2.5-bath apartment with a bonus den and a huge private terrace was the fourth highest condo sale in June. Meanwhile, Unit #928 at Gallery Place captured first place in the monthly list to sales contest. The one-bedroom, one-bath condo with 668 square feet of living space listed for just $349,000 but wound up selling for $354,000, equaling 104.42 percent of asking.
