Market Leaders | Highest Prices Per Square Foot | June 2023

Unit #PH13 at VIO in the Southwest Waterfront captures the highest price per square foot in June at $1,388,89. The 1,800 square foot two-story penthouse also earned third place honors in the overall price category with its $2.5 million sale. The three-bedroom residence with 2.5 baths sits stop The Wharf, overlooking the Washington Channel, and also features an incredible wraparound private roof deck that has been expanded in size, resulting in 270 degrees of stunning views. Second place goes to another waterfront condo, this time Unit #5D at 3303 Water Street in Georgetown. The 1,140 square foot residence has an open floorplan, a primary suite with bath, and additional full bath, giant windows overlooking the canal, and three separate balconies. It sold for $1,725,000, translating to $1,197.92 per square foot.

Unit #52 at Westlight in the West End neighborhood has the third-highest price per square foot. The two-bedroom, two-bath modern apartment with 1,696 square feet of living space sold for $1,899,000 which equals $1,119.63 per square foot. Westlight with its uniquely staggered glass façade was designed by Enrique Norten and features the city’s only 25-meter heated rooftop pool. Unit #405 at Hampden Row in Bethesda not only had the fourth-highest price per square foot at $1,075.54, but it was also the second-highest overall sale at $2,990,000. The three-bedroom, 3.5-bath apartment with 2,780 square feet of interior space extends the living and entertainment options with a massive 2,100 square foot private rooftop terrace.

Fifth place in the price per size category goes to Unit #6CE at the historic St. Nicholas in the Kalorama community. The two-bedroom, 2.5-bath duplex penthouse with a stunning makeover from Michael K. Bell also nabbed the fifth-highest sale for a condo or co-op in June at $2,189,000 or $1,056.47 per square foot. Add on a 1,200 square foot rooftop deck with 360 degree views of Washington and the picture becomes even more alluring. Our sixth place honoree is Model #D5 on the sixth floor of the new luxury Pierce building in Rosslyn. The two-bedroom residence with a den, 2.5 baths, a private terrace and 2,382 square feet of living space was also the fourth-highest condo sale in June at $2,479,000, equaling $1,040.72 per sq. foot.
