Modern Living at Wooster and Mercer Lofts

With its industrial chic vibe and prime location, Wooster and Mercer Lofts is one of Washington Metro’s perennially popular condo communities. Located along trendy Clarendon Boulevard in the Rosslyn neighborhood, the two-building complex was developed by Abdo, designed by Cunningham Quill Architects, and delivered in 2007. The warehouse style structures offer a combination of modern and traditional appeal, with massive factory-style windows, and interior brick accents that were repurposed from the former Little Sisters of the Poor convent in Washington, DC. Unfortunately for hungry buyers, resale opportunities don’t crop up often.

There were no new listings in December, nor were there any available condos from prior months. The most current activity occurred in January. Rather than wait for next month’s report, we are including this particular update now. Unit #M204 actually came to market in November but was delisted after just two weeks. It reemerged on January 2, 2024, with an asking price of $1,269,000. The two-level lofts wit 2,209 square feet of living space went under agreement nine days later. It is now in A/C status, which stands for Active under Contract. This is another term for pending with contingencies. The stunning property with two bedrooms, 2.5 baths, and soaring ceilings, also benefits from a 375 square foot outdoor patio with brick walls. The open gourmet kitchen is at the main level, with floating black iron stairs leading out to a large loft with a wet bar overlooking the living and dining area.

It has been five months since the last previous sales activity at Wooster and Mercer. This timeline clearly demonstrates that residents do not like to leave the 87-unit condo community. Unit #502 sold in early August, for $1.2 million. The two-bedroom, two-bath corner residence has a very spacious 1,691 square foot layout, with giant window walls that invite the natural sunlight inside, bathing the cherry hardwood floors in a rosy glow. Typical to interior designs at Wooster and Mercer, the main living, dining, and cooking area is present in a Great Room concept, complemented by high ceilings and aged brick accents. The open chef’s kitchen features white stone counters, stainless steel appliances, and hanging pendant lights. Other standouts include custom-built walk-in closets, luxurious baths with twin-sink vanities, in-unit laundry, two garage parking spaces, and extra storage.

Unit #309 sold in July for its full asking price of $1,295,000. This incredible loft residence with its 1,914 square foot layout has two bedroom suites, with one at each level for extra privacy. There is also a powder room on the main level, and a large main living/dining area. The open chef’s kitchen faces toward the living area and its towering two-story factory windows. Meal prep is enhanced by black stone counters and island, and Wolf and Sub-Zero stainless steel appliances. Beautiful cherry hardwood floors run throughout the residence. Black iron floating stairs wind their way upstairs to the loft with its work-from-home area overlooking the living spaces below. The loft hallway leads back to a spacious bedroom suite with its own vestibule, walk-in closet, and ensuite bath. Two parking spaces are included.

Those fortunate enough to live at Wooster and Mercer enjoy a full array of amenities. The complex is fronted by Clarendon Blvd, with the two buildings extending down Queen and Pierce Streets and surrounded by grassy greenspaces including a private dog park. The fully staffed lobby with concierge service is known for its friendly attitude. There is a delightful outdoor swimming pool and lounge, a well-equipped fitness center, and a club room. There are plenty of shops and restaurants in the immediate area, as well as two nearby Metro stations in both Rosslyn and Courthouse. This is the heart of the Rosslyn-Ballston Corridor, with five urban villages interconnected by the Metro system. Nearby restaurants include Tupelo Honey, Barley Mac, Mele Bistro, Il Radiccio, the Simple Greek, Quinn’s, and Rhodeside Grill to name a few.
