Standing near the banks of the Potomac River, the Waterview is a condominium that occupies the top 19 stories of a slim and sleek obelisk-like tower. The Meridien Hotel is at the lower 12 levels of the building. This luxurious address can be found near Key Bridge in Rosslyn, an ever-evolving waterfront community that is often described as the Gateway to Arlington. From panoramic views of the region to white gloves amenities, this is a very desirable condo community in a terrific location, right across the river from Georgetown.
New and active listings can sometimes be scarce at the Waterview due to its popularity. Such was the case in January, with no currently available condos. One exception is a technicality. Unit #1503 went into Active Under Contract status in December, meaning that it is pending with contingencies but can still receive backup offers. The two-bedroom corner apartment with two baths and 1,077 square feet of living space had been listed at $929,900. Features include wide plank maple floors, giant windows along two sides, and an open Euro-style kitchen with white wood mode cabinetry, recessed stainless steel appliances, and dark stone counters. One underground parking space is included.
The one fully available residence is Unit #2401, a private and exclusive Life at the Top listing. Offered at $2,495,000, this incredible apartment was designed by Joseph Ireland and is a true showcase in every sense of the word. There are three bedrooms, three full baths, 2,165 square feet of living space, and absolutely stunning views of the Potomac River and all the way across to Georgetown from virtually every single room. The expansive and open living and dining area receives tons of natural light from both the north and east sides, providing the perfect vista whether entertaining friends or simply relaxing. The open modern kitchen is against a wall, with top of the line Viking, Sub-Zero, and Miele appliances. The owners’ suite is stunning, with its own vestibule, dressing room, and luxurious ensuite marble bath. It’s all part of an exquisite lifestyle experience, and the ultimate place to watch July 4 fireworks over the water.
Unit #2901 went into pending status in January with a closing scheduled for mid-February. This sale would be a major one, as the asking price for 4,600 square foot penthouse was set at $6,250,000. With three bedrooms, three full baths and two powder rooms, the city home in the sky is the result of two condos being combined into one, with a design by Rina Yan and construction by Peterson & Collins. Exposures on three sides translate to sweeping views of the Potomac River, Key Bridge, and Roosevelt Island. Ornate silver leaf tray ceilings, hand-stained wood floors, silk upholstered walls, a wood-paneled library, and a gourmet kitchen with top of the line appliances are among the many other features.
Unit #2806 has now expired. The 1,525 square foot apartment on the 28th floor has two bedrooms and 2.5 baths with an interior makeover by the Akseizer Design Group. Gorgeous views of the Potomac River are on display from every window. Each of the bedrooms is ensuite, there is also a hallway desk nook. Custom wall finishings, lovely wide-plank hardwood floors, and a completely open and spacious gourmet kitchen with high-end panelized appliances round out the features. We’ll keep tabs on this one to see if it reemerges on the active market.
Condominium owners at the Waterview enjoy hotel-style amenities, including room service from the popular downstairs restaurant, Amuse. Residents also enjoy discounts at the bar and restaurant as well as discounted hotel rooms for visitors. There’s a staffed front desk with concierge service, a nicely appointed fitness center, optional maid service, a community room, and a residents only rooftop observation deck with grills and fire pits. The Rosslyn Metro is a quick stroll away, connecting to Washington, DC as well as all the trendy urban villages along Arlington’s famed Rosslyn-Ballston Corridor.
