The Waterview | Market Pulse | March 2024

Style, substance, and full service combine with an ideal location at the aptly named Waterview in Rosslyn. This mixed-use complex with its sleek, obelisk-like shape features condo residences on the top 19 floors, with the Meridien Hotel below. Standing near the Potomac River, the building is also conveniently close to the Metro, as well as scads of shops and restaurants. Key Bridge is just a few blocks away, allowing residents to walk across to Georgetown for even more attractions.

The only new listing in March at the Waterview is already under contract, so we’ll start out with some listings that are still available from prior months.

Unit #1708 listed in February for $1,050,000. This intriguing two-bedroom apartment with two full baths as a wraparound layout with 1,175 square feet of living space. The main living area is large and open, with an extended wall of floor-to-ceiling windows. The open gourmet kitchen hugs one wall, while facing out to those same huge windows. The space then flows uninterrupted around the corner to the dining room. There are some nice views of the Potomac River, as well as dark hardwood floors, a new HVAC, washer and dryer, automated window shades, and two garage parking spots.

Offered for $975,000, Unit #2007 is a two-bedroom, 2.5-bath corner apartment with a nice, open layout, blonde wide-plank floors, and giant windows wrapping around the perimeter. There are 1,232 square feet of sunny space, and each of the bedrooms is ensuite with nicely appointed baths. The completely open kitchen is set along one wall, Euro-style, leaving a maximum amount of usable space for the living/dining areas. This enjoyable cooking area features dark stone counters, a dining/prep island, handsome cabinetry, and Viking, Bosch, and Sub-Zero stainless steel appliances. In-unit washer/dryer, and two parking spaces are included.

Coming soon to MLS is Unit #2804, which will likely be priced at $1,675,000. The 1,232 square foot apartment has two beds and 2.5 baths. Oversized windows in the living area provide views of the city as well as the river. We will keep an eye on this listing to see when there is more information available.

Unit #2101 entered the market in March with an asking price of $825,000. The one-bedroom apartment with a bonus den and two full baths received an accepted offer in just 11 days. It is now in Active under Contract status, another term for pending with contingencies. The condo offers 947 square feet of living space, hardwood floors, and an open layout. But the true topping on the cake is a huge wall of windows with point-blank views of the Potomac River and Key Bridge.

Meanwhile, Unit #2806 came to market on March 18 and closed the next day for its asking price of $1,525,000. The 1,523 square foot flat has two bedrooms and two baths and was professionally remodeled by the Akseizer Design Group. Everything about this residence is elegantly stated with richly hued hardwood floors, high ceilings, wainscoting and custom wall finishes. There’s also a wonderful study nook. Incredible views of the Potomac River round out the unit’s considerable appeal.

The final sale for March is also the highest priced one, and it was represented by Life at the Top’s Jeff Wilson. Unit #2401 closed at $2,200,000. Designed by Joseph Ireland, the 2,165 square foot apartment has three bedrooms, three full baths, and stunning views of the Potomac River, Key Bridge, and Georgetown from virtually every room. The expansive and open living and dining area receives tons of natural light from both the north and east sides, providing the perfect vista whether entertaining friends or simply relaxing. It’s all part of an exquisite lifestyle experience, and the ultimate place to watch July 4 fireworks over the water.

The Waterview offers lots of lifestyle amenities, such as room service from the hotel’s popular restaurant, Amuse. The staffed front lobby includes concierge service and valet parking, and there are also options for maid service, as well as discounted rooms for guests and discounts at the hotel bar and restaurant. Add to that, a fitness center, a community room, and a residents only rooftop observation deck with grills and fire pits. The neighborhood is the first of five Metrorail-connected urban villages along the Rosslyn-Ballston Corridor, known for shopping, dining, and entertainment.
