Nicely located along the trendy Rosslyn-Ballston Corridor, Wooster and Mercer is one of the region’s perennially popular condo communities. There are two large brick buildings, the Wooster at 1600 N. Clarendon Blvd, and the Mercer at 1615 N. Queen Street. Designed by Cunningham | Quill Architects for Abdo Development, the project was completed in 2007. The condos are in Arlington’s Rosslyn neighborhood, close to the next-door Courthouse community. Inside, you’ll find industrial chic finishes with soaring factory style windows, and 140 year-old brick accents from the former Little Sisters of the Poor convent on Capitol Hill.

While there are 87 residences in total at Wooster and Mercer, new availabilities can be few and far between. This was the case in March, with no new listings, and one private closing.

Unit #W405 in the Wooster building is a private, off-market listing that sold in March for $1,305,000. The two-level loft residence has two bedrooms, two baths, and 1,768 square feet of living space. The corner penthouse unit has towering ceilings, arched top windows, and floating spiral stairs. There is also a 900 square foot private terrace, as well as a 75-foot wraparound balcony. Two assigned garage parking spaces were included in the transaction.

The most recent public activity was in February, with Unit #M204 in the Mercer building selling for $1,263,000. The two-bedroom residence with 2.5 baths had listed in January, receiving an accepted offer in just 10 days. This is a true loft condo, with 2,209 square feet of living space spread out over two levels. The layout is open and sunny, with huge windows, Brazilian cherry hardwood floors, and floating black iron stairs winding their way up to the loft with its large open office/family room with wet bar and built-ins. Also of special note is the 375 square foot private patio with brick walls and wooden fencing, perfect for grilling and get-togethers.

The closest previous sales activity was back in August of 2023, with Unit #502 closing at $1.2 million. The 1,691 square foot corner condo has two bedrooms and two baths, with walls of soaring windows that invite floods of natural light into the open living and dining area. Cherry hardwood floors run throughout, and a fireplace adds another nice touch. Antique brick accents are used liberally, along with long hanging pendant lights and overhead ductwork. The open chef’s kitchen features white stone counters and stainless steel appliances. Two garage parking spaces and extra storage were included.

The Wooster and Mercer complex is fronted along Clarendon Blvd, extending south along N. Queen and N. Pierce Street. There are lush green lawns weaving between and around the buildings, an on-site dog park for residents, and small neighborhood park next door. Those fortunate enough to live in the condominium community enjoy amenities such as a friendly and helpful front desk staff and concierge, a swimming pool and sun deck, a fitness center, and a club room. Shops, bars, and restaurants are all nearby, as are two Metro stations (Rosslyn and Courthouse). Nearby grocery options include Whole Foods, Trader Joe’s, and a local farmers’ market.
