Market Leaders | Most Units Sold | June 2021

Sales were going through the roof at our favorite Washington area buildings in June. It starts with two red-hot addresses with five closings each! Somerset House in Friendship Heights has long been known for its exclusivity, set within the gated Parc Somerset community with 17 acres of land and every amenity imaginable. Among Somerset’s five transactions is Unit #PH18B—the highest-priced sale for the month as well as the sixth-highest in the price per square foot category. The extraordinary penthouse with three bedrooms, 3.5 baths, a cherry-paneled library and 3,554 square feet of living space, listed for $3,550,000 and closed for $3,375,000. Among the many features is a gourmet kitchen and breakfast room designed by Jennifer Gilmore. Meals can also be enjoyed out on the 900 square foot roof terrace. Union Row in the U Street Corridor also enjoyed five sales. The community is comprised of two buildings; the Flats and the Warehouses. Unit #324W at Union Row Warehouses had the highest list-to-sales ratio for the month at 106.44%. The loft residence with three bedrooms, 2.5 baths and 1,625 square feet of interior space had over $50,000 of upgrades before coming to market. It listed for $1,165,000 and went under contract five days later with a successful over-asking bid of $1,240,000. Features include floating iron stairs, industrial chic finishes and a private roof deck.

The Yale Steam Laundry in Mount Vernon Triangle had four sales in June. Dating back to 1902, the laundry once served the White House. These days, it’s fully renovated and expanded, with amenities like a rooftop pool, fitness center and 24/7 concierge. There were three buildings with three sales each: Clara Barton in the Penn Quarter, The Sonata in Mount Vernon Triangle, and Solo Piazza in Logan Circle where Unit #301 with three bedrooms and two baths, listed at $999,000 and sold over asking at $1,004,000.

Finally, there were no fewer than six buildings with two sales each. This includes 1661 Crescent Place in the perennially trendy Adams Morgan, 555 Mass as well as City Vista in Mount Vernon Triangle, Lionsgate in Bethesda, and Atrium as well as The Waterview in Arlington’s Rosslyn waterfront neighborhood. Standouts in this group include Unit #604 at City Vista with the second-highest list-to-sales closing at 104.08 percent of asking, and Unit #814 at Atrium as the fifth-highest in the same category at 102.56 percent.
