Leading the way in sales volume in the month of April is The Whitman with a whopping six closings. The popular Mount Vernon Triangle address is known for its full service, hotel-style amenities and one of the city’s best roof decks, including a pool, dining, and lounging areas. Among the six sales is Unit #1102, a one-bedroom, one-bath penthouse with vaulted ceilings and 708 square feet of living space that sold for $555,000 after listing for $525,000, equaling 105.71 percent and sixth place in the month’s highest list-to-sales category
There were two buildings with four sales each: CityCenterDC in Mount Vernon Triangle and Matrix in Logan Circle. Matrix is a modern industrial chic building with just 40 units, so four sales in a month is significant. Also of special note is Unit #810 at CityCenterDC with the fourth highest sale of the month at $2,325,000, as well as Unit #709 with one bedroom, one bath and 717 square feet for the sixth highest in the price per sq. ft. category at $948.40.
Last but certainly not least, there were nine buildings with three sales each in April! This impressive list includes 555 Mass as well as The Sonata in Mount Vernon Triangle, The Lafayette in Penn Quarter, Ritz-Carlton West End in the West End neighborhood, The Bower in the rapidly developing Yards community, Somerset House in Chevy Chase, Atrium, and The Waterview in Rosslyn, and The Signet in McLean.
One condo community in this grouping had two additional honors in April. Somerset House is comprised of three luxury towers within the 17-acrea exclusive Parc Somerset gated complex in Maryland’s Chevy Chase/Friendship Heights area. Unit #202 with two bedrooms, a den, and 2.5 baths, had the second highest list-to-sales ratio, priced at $1,395,000 before selling for $1,505,000, or 107.89 percent of asking. Unit #703 captured the sixth highest sales price for the month at $2,300,000. The luxurious three-bedroom, three-bath apartment has two private balconies and a spacious 2,498 square foot layout, with cove ceilings and a charming den/library.
