The highest sales price for a condo or coop in the DC area in April goes to a truly spectacular showcase property. Unit #PH2D at the Ritz-Carlton Georgetown in the Georgetown waterfront area closed at $7,675,000, a sum that stands head and shoulders above its closest competition. The four-bedroom, 4.5-bath penthouse has 4,413 square feet of refined living space and also took top honors in the price per sq. ft. category at $1,739.18. Other features include Brazilian cherry herringbone floors, sunny exposures on four sides, and a private roof deck with stunning views of the Potomac River. Unit #4C at Wardman Tower in Woodley Heights captures second place with a closing price of $4.5 million. Additionally, that number translated to fifth place in the price per size sweepstakes, with the 4,648 square foot layout equaling $968.16 per square foot. The three-bedroom, 3.5-bath apartment in the landmark building was decorated by Darryl Carter after the tower’s full renovation by Deborah Berke Partners. The result is a one-of-a-kind residence blending traditional elegance and subtle modernity, including multiple private outdoor spaces.

The third highest sales price together with the second highest price per square foot goes to Unit #2301 at the new Pierce luxury condominium complex in Rosslyn, at $3,150,000 and $1,376.15 per square foot respectively. Fourth place goes to Unit #810 at CityCenterDC in Mount Vernon Triangle at $2,325,000. The luxe two-bedroom, 2.5-bath corner apartment has an open 1,378 square foot floor plan plus a spectacular 1,000 sq. ft. private sky terrace with landscaping.

Coming right behind that is Unit #202 at the very modern 2501 M in the West End. The 2,081 square foot flat with two bedrooms and two baths, and offers giant windows, white-on-white finishes, and a completely open kitchen. It sold for $2,300,000. Matching that $2.3 million sales price is Unit #703 at Somerset House in Chevy Chase, with three bedrooms, three baths, a den/library, two balconies and 2,498 sq. ft. of living space.
