The top price per square foot in September goes to Unit #703 at VIO in the Southwest Waterfront. This was also the fifth highest overall sales price at $1,587,500. The two-bedroom, two-bath modern apartment has a 1,269 square foot floorplan, equaling $1,250.99 per sq. ft. Located right on top of the promenade at Washington’s newest hot spot, The Wharf, this sublime condo has giant windows plus a private balcony with direct view of the Washington Channel and boat slips. Second place honors in the size category go to the month’s highest sale, Unit #3D at 22 West in the West End neighborhood. The two-bedroom, two-bath apartment with a bonus den/library and 1,967 square feet of luxe living space sold for its full asking price of $2,099,999, translating to $1,067.62 per square foot.

Another listing that ticked off multiple boxes is Unit #606 at The Weslie in Rosslyn with three bedrooms, 2.5 baths and 2,024 sq. ft. of living space. The swanky apartment with stunning river views was the second highest overall sale at $1,960,000, the third highest list-to-sales at 100 percent, and third highest price per square foot at $968.38. Fourth place goes to Unit #601 at City Center in downtown Washington’s Mount Vernon Triangle. The 945 square foot apartment with one bedroom, one bath and floor-to-ceiling windows wrapping around two sides, sold for $845,000 which equals $894.14 per square foot.

Unit #8C at the Ritz-Carlton West End captured fifth place in the price per square foot category at $893.82 as well as $fifth place in the overall sales at $1,650,000. The two-bedroom, 2.5-bath condo with 1,846 square feet of living space and two private balconies, is at a full-service building that combines hotel and condominium amenities, resulting in a world class white gloves experience. Our final standout in the size category is Unit #803 at The Bower, a recently completed luxury tower in the Navy Yard neighborhood. The 1,050 square foot condominium with two bedrooms and two baths sold for $890,000 or $847.62 per sq. ft. Features include industrial finishes, exposed ductwork, an open gourmet kitchen that fits neatly into one corner, and a wonderful private terrace with views of the Anacostia River.
